SELLERS, PLEASE STOP FORGETTING OUR VETERANS

Navy SEAL Jason Redman far left - US Army Staff Sergeant Jimmy Figueroa and his Service Dog

It was an amazing honor to be in front of great American Warriors.  The American Warrior Initiative was founded by Louise Thaxton , a Legend of lending by Mortgage Banker Magazine.  I was there for continuing education and for the opportunity to learn more about what military life is really like by those who live it like Jason Redman and Jimmy Figueroa.

Louise is an amazing person, and captivating speaker.  Her story is remarkable, she walks the walk.  When she was at a turning point in her career she ventured just outside of her hometown and became a lender for a real estate agent's buyer client who was a veteran.  It was that agent, who was adamant that she better take CARE of her veteran, which changed Louise's life.  She founded this organization and devoted her life to it.
Combat Veteran Jimmy Figueroa was there because he thought that the service dog he trained for the past 7 months was going to another veteran during this event.  Watch him as AWI surprised him with the beautiful dog he grew to love.  See my video here.
Too many sellers have been denying VA loans when they list their home for sale.  When you have bidding wars and buyers willing to pay above and beyond the asking price, a VA loan simply won't do.  With a VA loan a buyer cannot pay above the asking price so as a result, many veterans are being left out of the market.  HOW is this possible?  It didn't take my going to this event to be angry about that.  It's a tragedy. A real estate agent may advise a client on which terms are best for them.  My hope is for more agents to be educating their sellers, so they aren't afraid to accept a VA buyer.
I believe most of us take for granted our military.  We wake up every day, go about our life and never even think of those who sacrifice so much for all of us.  That is until something happens, and we feel we need them.  We NEED them every day or we wouldn't have freedom!    I'm sharing this video with you curtesy of AWI, of a 96 year old WWII veteran being surprised by great patriots.  It's a tear jerker with a very powerful message. All home sellers who are more concerned with getting more $ for their home should watch this!
Thousands of real estate professionals have attended AWREP (American Warrior Real Estate Professional) bootcamp.  By taking courses such as this one, agents like me become more aware of the challenges facing active-duty military and veteran clients, so we're better equipped to provide a higher standard of service excellence to the service members of America.

By Jackie Beardsley WHAT JACKIE DOES TO GET HOMES SOLD! When Sellers had to move and the home was left vacant, this is how I helped them reach their goals in just a few days.  Above is my MLS photo of the kitchen which beautifully shows off their hard work. When I was asked to help out of state Sellers get their home sold quickly, it was a challenge well worth the hard work ahead.  First, I did a CMA for selling the property AS IS (picture below).

By Jacqueline Beardsley The Spring Housing Market Is Beginning! In many areas it is still a sellers market, however, in order to know what is going on in your local market you should always contact a real estate professional as myself who can give you an in-depth look at the market and help guide you with your real estate needs. WHAT'S NEW FOR BUYERS In Illinois buyers are now required to enter into a buyer brokerage agreement.  This should be done before viewing your first home.  Remember it does not apply if you are viewing an open house.  I highly recommend however, that all buyers should sit with an agent(s) who has invested their time and presented a thorough 'Buyer Presentation' to you. Once you have chosen your designated agent, you can view open houses without them but they will still be representing you with your home purchase.   GETTING HOUSE READY FOR SPRING MARKET Your real estate agent can best assist you with any home improvements you may ne...
