There is nothing worse than opening an email that you feel is fraudulent.  Scammers are everywhere and they can make an email look legitimate.

I'm sharing some information to help you with this growing problem.

First and FOREMOST, if you are in a real estate transaction don't ever reply to an email that wants you to wire funds for a closing.

Always, have the contact information of your attorney, agent, title company handy.  They are the ones who will give you direction during this process.  If you receive an email about wiring funds, call your agent, attorney or title company where the closing is going to take place.  Don't use the number in the email, use only the contact information that you received from your agent and attorney.  Let them know that you have received this email.  Please, always verify.  People have lost thousands and sometimes hundreds of thousands of dollars due to following the instructions of such fraudulent emails.

There are many factors that go into making a decision about whether or not you need to stage your home.  Is it a buyers market or a sellers market?  What is your competition, the comparable properties in your area.  How much staging is necessary, if at all?  These are things that your agent will determine and help you make an informative decision. Not all agents are alike.  Some may believe strongly that it is going to be beneficial to stage your home and will show you the stats to back it up.  The stats are true BUT it can be misleading and the stats used may be irrelevant to your situation. Every home and the sellers situation are unique.  Staging DOES help but that doesn't mean you will have to hire a professional stager and pay thousands of dollars.
