How to find private listings

WHAT IS A PRIVATE LISTING?


A private listing or sometimes called a pocket listing is a listing that is not yet available to the public.  

There are various reasons for this type of listing

  • Sellers may have work to finish up before they feel comfortable with showings.
  • Sellers may want the agents to know they are selling but haven't found a home et.
  • Maybe the sellers want to sell without the neighbors knowing about it.

Regardless of the reasons the private listings are not going to be found on the Internet.



HOW DO YOU FIND A PRIVATE LISTING?


A private listing is ONLY listed in the MLS (Multiple Listing Service).  There is no other way to find them except through an agent.
It is up to the seller if they will allow showings while on the Private Network.   When an agent puts a property into the MLS as a 'private listing' a price may not even be available at that time or the price can be within a range, such as, $500,000 - $550,000.  If that happens it would most likely be due to the fact that the seller isn't sure when they will be live on the MLS and what the market will be doing at that time.  


Can a home sell as a private listing?

Yes, a home can go under contract as a private listing.

Can a private listing be shared with clients?

Yes, an agent can send the client the listing and they can view the photos and see where the home is located if that information is available.

If pictures are not available, I use my - 'think outside the box' technique and sometimes I can see the inside before the agent puts pictures onto the MLS.

Naperville Private Listings






As of today, Naperville has 53 detached (single family homes) private listings on the MLS.  The highest priced at $6,500,000.

There are 15 attached properties listed as 'private' in the MLS.
