WHAT UPDATES ARE NECESSARY TO SELL A HOME?

I've given a lot of suggestions to sellers on how to better stage their home to sell.  What I don't agree with is that you need to update with the latest and greatest as far as materials go.  We went through the 'granite' counter top stage and the 'stainless steel' appliances stage.  I wanted to scream every time I'd see or read something that told a seller they need to have these updates in their kitchen if they want a sale!!!  In today's market you are better off with fresh neutral paint on the walls, new hardware on cabinets and lots of organization in most situations. 

I started off in real estate working solely with buyers.  My experience tells me that ALL buyers are very different.  I have had clients want to put an offer in on homes that needed the most work.  This isn't unrealistic because we all have DIFFERENT tastes and design according to personal preference.

 Always remember different strokes for different folks.  Having an agent come out to your home is the best thing.  With home prices declining you don't want or need to put pricey updates in your home.  Chances are you will not recoup that investment.
