Illinois Home Sales Rise

The latest report from IAR indicates total sales statewide (single family, condominiums) for December totaled 7,682.  This is up 11.1 percent from 6,915 sales for November.  When comparing sales from last year (December 2009) sales were down 7.3 percent. from the 8,288 sales in 2009.

The statewide median price of $140,000 compared to $152,000 in December of 2009 results in a 7.9 percent drop.

Predictions for 2011 isn't far different from 2010 with buyers still enjoy low interest rates and home affordability.

Foreclosures are expected to remain a challenge and the Short Sale process will hopefully be a far less stressful experience for qualified buyers.  The response time for these transactions is supposed to be quicker than in the past.

In December of 2010, the North Central region had an average commitment rate of 4.80 for a 30 year fixed.  The previous year in December it averaged at 5.04 percent.

McDowell Grove

DuPage County has 60 preserves and 145 miles of trails.  It may be cold out but these trails can still be enjoyed all year.  Get out and do some walking!  I took this over a week ago.  I wasn't able to get as many photo's as I wanted here but hope to get back soon for more.  To go to this park take Ogden Avenue (Rt. 34) West and turn Right (North) on Raymond.  The park is about a mile down on your right.

When I was asked to help out of state Sellers get their home sold quickly, it was a challenge well worth the hard work ahead.  First, I did a CMA for selling the property AS IS (picture below).

By Jackie Beardsley Staging your home for sale-is it necessary? There are many factors that go into making a decision about whether or not you need to stage your home.  Is it a buyers market or a sellers market?  What is your competition, the comparable properties in your area.  How much staging is necessary, if at all?  These are things that your agent will determine and help you make an informative decision. Not all agents are alike.  Some may believe strongly that it is going to be beneficial to stage your home and will show you the stats to back it up.  The stats are true BUT it can be misleading and the stats used may be irrelevant to your situation. Every home and the sellers situation are unique.  Staging DOES help but that doesn't mean you will have to hire a professional stager and pay thousands of dollars. If we are in a buyers market you will want to lead the market and not be chasing after it, that is how you will lose money.  Mo...
